The sustainable commitment of Fibra MTY
In December 2022, Fibra MTY obtained the LEED® certification on the Operations and Maintenance v4.1 rating system in 11 of its properties, totaling 140,000 square meters, located in different states in Mexico.

Fibra MTY – real estate investment trust – acquires and manages real estate in the commercial, industrial and office sectors, providing an outstanding level of profitability in the market. With its more than 60 properties, it offers a solid business model for its investors.
An integral element in their commitment to society and the environment, which is why they work fully under the ESG criteria (Environmental, Social and Governance).
The project for these certifications began in April 2022 with a single objective: to continue with its commitment to sustainability as a strategy to positively benefit all its stakeholders, contributing to their well-being, offering them a favorable socioeconomic environment and, in turn, mitigating the impact in environment of their properties.
The initial diagnosis and collection of information showed the need for the buildings, except for Fortaleza, to implement or modernize the air renewal equipment. Air renewal is the process of cleaning, filtering, and replenishing the air in an enclosed space, which helps reduce the amount of pollutants. The execution of this strategy allowed the reduction of energy consumption, as well as the improvement of the health and comfort of its occupants.
In each of the properties, THREE Environmental Consulting worked hand in hand with the administration and maintenance teams to implement the best practices in terms of handling conditioning equipment. Within the action plan, an automated control of lighting and ventilation of common spaces was applied to avoid keeping equipment on unnecessarily.
Waste management as a key point of LEED certification.
One of the most important components of a sustainable building is the correct waste management to protect the environment from contamination – which can be achieved through various solutions, such as recycling and/or reusing materials. Fortunately, in most of the Fibra MTY buildings they had a culture of waste separation, therefore, only one strategy was implemented to quantify this process, measure its scope and give it continuous monitoring.
Additionally, a permanent program for the separation and recycling of paper, cardboard, glass, plastics, metals, batteries and electronic waste was launched, together with graphic support, promoting collaborative actions to maintain best practices in favor of the sustainability.
The use and implementation of high-efficiency sanitary devices helped reduce water consumption inside the buildings, leading to a lower environmental impact, helping to conserve water resources and reduce the load on municipal water systems.
The importance of tracking in the user experience.
Most of the 11 certified buildings are in the center of the cities where they are located. These strategic locations help promote the use of alternative transportation and reduce the need for private vehicles – allowing users to walk, to use the bus, or to ride the bike to the building.
In the special case of Patria 888 – due to the strategies designed by THREE and implemented by the Fibra MTY team, a recertification of a building previously certified LEED C&S silver level was achieved in 2017.
The results of the human experience survey reflect the satisfaction of the users, which demonstrates an important point in favor in the comfort of the workers.
Fibra MTY’s environmental and social commitment applied to its building projects have shown results that position this trust as an example of environmental, social and governance leadership.
These characteristics, together with their efforts and achievements guided by sustainable elements, have given them benefits – such as access to loans related to sustainability objectives with better credit conditions, cost reduction throughout their operation, mitigation of environmental impacts and general improvement of the health conditions of its users.
