LEED® Strategies

➤ WATER EFFICIENCY

• Comparing the project with the average building, efficient water fixtures reduces water consumption by 50%.
• The landscaping is composed of native species from the region, making them adaptable to the climate and requiring low maintenance.
• Native plants do not require a permanent irrigation system,  saving 100% of water consumption compared to a baseline scenario of regular irrigation.

➤ ENERGY & ATMOSPHERE

• Interior and exterior lighting include automatic control by daylight levels to reduce energy consumption of lighting fixtures when they are not needed.
• The project has tinted windows, which helps reduce the heat transfer and glare control.
• The building optimizes energy performance, generating savings of over 14% compared to the average of buildings.
• The main water and energy consumption of the building are measured with the intention of monitoring and achieving usage reduction.

➤ INDOOR ENVIRONMENTAL QUALITY

• The project has implemented a policy that prohibits smoking inside the facilities and in the vicinity of any air intake, in addition to installing appropriate signage, with the aim of preserving the health of the occupants.
• The building has skylights that allow optimum levels of daylight in more than 90% of the building area, thus minimizing the use of artificial lighting and saving energy.
• The project takes care of indoor air quality from construction to operation with dust barriers, entryway systems and cleaning policies.

➤ MATERIAL & RESOURCES

• In Mexico, 86,343 tons of garbage are collected daily, which amounts to 0.77 kg per person. That's why the building encourages and facilitates waste separation into organic, inorganic, plastic (PET), glass, metal, electronic waste, and batteries.
• Most of the materials selected for the construction of this building are from the nation, this helps to promote the country's economy.

➤  SUSTAINABLE SITES

• Before its construction, a thorough site assessment was conducted to identify and understand the context and its characteristics, which were taken into consideration in the building's design.
• Strategies for proper rainwater management were implemented, including retention ponds and green areas to handle the 90th percentile on site.
• The materials used on the building's roof and pavements contribute to reducing the Urban Heat Island Effect, which serves as an action against Global Warming.

➤  LOCATION AND TRANSPORTATION

• The use of efficient vehicles and carpooling is encouraged, providing access to preferential parking spaces.
• An environmental impact assessment of the project was conducted, ensuring, prior to its construction, that there would be no disruptions to the immediate environment.

➤ INNOVATION

• A purchasing policy developed to ensure low-mercury luminaires are selected during building operation.
• During the design and construction of the project, guidance was received from a LEED® Accredited Professional with the purpose of applying the best sustainable practices and achieve a LEED® BD+C Core and Shell v4 certification.
