What Strategies Were Applied?
The project incorporated an efficient building envelope design, installed skylights on the roof to optimize natural lighting, and implemented low-consumption luminaires to reduce energy use.
Additionally, energy-efficient lighting fixtures with lower consumption and automatic control were installed both indoors and outdoors. As a result, the building saves 40.30% of energy compared to conventional buildings.
The number of parking spaces was reduced compared to the baseline, and designated spaces for efficient and electric vehicles were incorporated, promoting more sustainable transportation.
The white roof, with an SRI of 78 and a reflective finish, was implemented to mitigate solar incidence and reduce the heat island effect on-site.
By implementing efficient plumbing fixtures, the project achieves a 51.47% reduction in indoor water consumption compared to the baseline case.
Furthermore, the use of native plants completely eliminated the need for outdoor irrigation, as their water requirements are naturally met by the site’s conditions.
The building's construction utilized 15 products and materials that are economically, socially, and environmentally responsible. After analyzing their life cycle, these materials were selected for their more favorable environmental impact.

97.10% of the regularly occupied area achieves optimal lighting levels using only natural light, reducing the need for artificial lighting and, consequently, energy consumption.
The entire project process was supervised by a LEED-accredited professional, ensuring the proper implementation of the best sustainability practices.
